Speaking of properties in the US, i have 12 properties in Atlanta most recent purchase 5 weeks ago.

avg purchase price $50k

don't believe people saying 18% return full of crap unless you buy in a dump of an area.

Is 50k in the dump-y areas? what are the returns in the good areas?

50k-90k gets you in good areas, you need to buy reasonably new property in US say under 10 years old. Realistic return in a good area that many would live in after ALL costs you are looking at return of 8%-10%.

18% returns bernie madoff was offering also.

Impossible to buy a property for  $5k in a decent area where people want to actually live. You could get property for $1k in Detroit but when you go to collect rent you need a rifle with you.

Prices have moved up, however i wouldn't touch vegas.

Sorry he was in Detroit, he's a black guy and yeah its a bad area but its where he lives and grew up. There was an Australian guy that got murdered last year in the US for evicting a tenant that was behind in their rent.

18% returns would depend on when you bought. Remember the Aussie dollar was buying $1.10 US at a time that houses were cheaper than they are now.

What's your beef with Vegas?

I have people managing for me, they also find new properties to buy. Have no beef with Vegas just my opinion that i wouldn't touch it.

* Buy homes under 10 years old

* Get used to shit service from IRS,shit service from banks.

* Register a LLC(equiv to our pty ltd) have no more 3 properties on 1 LLC.

* Funding can be done at 50% but its a challange so just use a Line of credit or whatever funds you got.

* REMEMBER - tenants have more rights in US compared to AUS.

Buy in good areas & hope dollar keeps dropping to make bigger profits.

You can borrow 50% of purchase price BUT its not easy, most investors that i know who purchased in the states including myself purchased using cash.
