So, I'm actually very interested in any information mtarone could pass on RE buying property in USA and would be willing to fly in from Sydney for a dinner catchup. AMG/Brenton/MHH/Joel should we look at setting a date we can all make?  :)

I was speaking to a friend of mine last night who invested in residential properties in the U.S.

She's up 80% in 2 years and getting a return of 18% before costs (which aren't much) on initial investment. Part of this is because of the fall of the dollar, of course.

She bought when we were over parity. Timing is everything.

Speaking of properties in the US, i have 12 properties in Atlanta most recent purchase 5 weeks ago.

avg purchase price $50k

don't believe people saying 18% return full of crap unless you buy in a dump of an area.

I saw a guy on youtube that buys houses in Detroit for $5k or less and then rents them out for $300-500 a month.

Impossible to buy a property for  $5k in a decent area where people want to actually live. You could get property for $1k in Detroit but when you go to collect rent you need a rifle with you.

Prices have moved up, however i wouldn't touch vegas.
